Board of Directors 

James R. Bergdoll, AICP
Jim is a seasoned affordable housing developer with expertise in urban revitalization, green building, and other innovative housing solutions. He was one of the founding members and part-time Project Coordinator for Temescal Commons Cohousing in Oakland, CA. His experience in affordable housing includes project financing and budgeting, urban design, land use planning, land acquisition, and government relations. Jim has secured numerous project approvals from community and agencies over the years and also has brownfields redevelopment experience. Jim served as Vice President and as Director of Housing Development of Habitat for Humanity East Bay and as a planner at the San Francisco Department of City Planning. Jim earned a B.S. in Architecture from the University of Virginia and a Master's in City Planning from the University of California at Berkeley. He has maintained certification from the American Institute of Certified Planners, and also is active in the Christian Community Development Association and the Urban Land Institute. He wrote the full story of Temescal Commons' creation as a chapter in Making Housing Happen, J. Shook, Ed., (Chalice, 2006).

Guy Coe
Guy was a founding member of Bartimaeus Community at Meadow Wood Condominium in Washington state. A long-time student of the cohousing model and of intentional communities in general, he has extensive first-hand experience with the nuts and bolts issues of group formation, vision-casting, project imagineering and development. Having served as past president of the board at Meadow Wood, and having gained familiarity with the issues of working out community administration within a consensus model, his contributions as a writer, researcher, and problem-solver have made an effective contribution to the successful build-out and continued functioning of Bartimaeus Community. He has a Bachelor of Arts in Rhetoric, with an emphasis on persuasive speech and logical analysis. 

Jerome L. Garciano
Jerome is an attorney with a concentration on state and federal tax financing incentives affecting the built environment. His experience includes provided legal support for developers, syndicators, investors, non-profit sponsors, and government agencies in renewable energy and real estate developments using the historic, new markets, renewable energy and low-income housing tax credits. Jerome has been involved in several non-profit sponsored real estate transactions financed with new markets tax credit financing, including educational, health and community services facilities. As a LEED, AP, he has also served clients utilizing energy efficiency and renewable energy tax incentives. An attorney at a major Boston law firm, he has also served as a finance project manager at The Community Builders, Inc., a national non-profit developer of affordable housing. He is a CPA and has a Bachelor of Architecture degree from Cornell University and a Master of Public Policy from Harvard University.

Board of Advisors

John Runyon
John grew up between the Dominican Republic and Michigan/Indiana in the United States. While attending Bethel College in Indiana, he became involved in the House of Higher Learning, an intentional covenant community committed to addressing racism and cross-cultural issues. After college, he enrolled in Gordon-Conwell Theological Seminary for his M.Div. and Th.M. degrees. In March 2000, John came on staff at the Center for Urban Ministerial Education, Gordon-Conwell's Boston campus where he most recently served as Associate Director for Enrollment Management and continues to serve as adjunct professor in the Spanish and Portuguese languages. He currently works for Massachusetts Institute of Technology Sloan School of Management as Manager of Deans’ Office Operations and resides in Lynn, where he and his Brazilian wife Eliana are Lead Pastors of One Voice, a multicultural church in that city. John served on the Lausanne 2004 Forum Issue Group "Reconciliation as the Mission of God: Faithful Christian Witness in a World of Destructive Conflicts and Divisions," which in 2005 launched a global Reconciliation Network.

Joel Adamson
Joel is a registered professional engineer (PE) in Washington state in the field of environmental engineering. Joel has over 20 years experience in the field of environmental engineering and international project management. Previously, Joel owned and operated his own real estate development and investment company, Adamson Commercial Enterprises. Other professional roles include a manager of Environmental and Regulatory Affairs, for a major international oil firm. Joel has a Master of Science in Environmental Engineering Science from California Institute of Technology and a Bachelor of Science from the University of California at Irvine.

Gail Badger-Morgan
Gail is known and respected as one of the most knowledgeable housing and property management experts in New York State. After 10 years at the United States Department of Housing and Urban Development (HUD), Gail was the Director of Asset management at the New York City Housing Development Corporation. She was responsible for the monitoring of 165 developments which included Section 8, 223(f) refinanced Mitchell Lamas, HODAG, MAC I and II conventionally financed 80/20 low income housing tax credit and co-insured properties. She is a licensed New York State Real Estate Broker and earned a 7A Administrator certification from the New York City Department of Housing Preservation and Development. In addition, Gail conducts the Registered in Apartment Management, “RAM” course for residential managers and the Advanced RAM course. She also holds certifications in Low Income Housing Tax Credit compliance from the Quadel Consulting Corporation, the National Center for Housing Management and the National Association of Home Builders. Gail currently holds a Master of Science degree from NYU’s Robert Wagner Graduate School for Non-Profit Management and Public Administration. She also has a Master of Divinity degree from the New York Theological Seminary and is currently a doctoral candidate at that institution. Gail is currently Vice President of Marion Scott Real Estate, Inc.
