Since each HMG Neighborhood an independent group of residents, it is up to each group to determine how it works on a day-to-day level. Unique expressions of supportive neighborhood community, led by the Holy Spirit, flow from collective vision of the group. Common themes inherent in how all HMG Neighborhoods operate include resident participation and leadership, professional management and coordinated community life of outreach and service. Resident Participation and Leadership The HMG Neighborhood is lead by its residents. It operates as a standard condominium association with an increased emphasis on resident participation and leadership in the day-to-day functioning of the community. For example, the community may organize weekly community dinners and volunteer service opportunities through various venues. Informal small group events and service projects may also be encouraged and fostered. A special committee of the homeowners association often has the responsibility for the operations of the facility. This committee would seek input from the entire community and keep all residents informed of issues affecting the neighborhood. Members of the homeowners association and residents often meet on a monthly basis in a meeting where residents have a chance to voice opinions and raise concerns about matters that affect the entire community. Other policies and procedures on community life and decision making may be developed by the residents and sponsor. Each resident agrees to follow these HMG Neighborhood policies and procedures upon entering the community. Professional Management The HMG Neighborhood is served by a professional facilities management company hired by the homeowners association. The management company is responsible for the physical upkeep and administration of the common property. Residents may be expected to provide certain aspects of the property upkeep and be involved in the day-to-day maintenance of he community. Facilities management has responsibility for the physical maintenance and safety of the HMG Neighborhood property and residents. The HMG Neighborhood may also contract to provide janitorial service, landscape maintenance and other building repairs as necessary. Facilities Management can also administer the use of common resources and facilities by residents and coordinate resident volunteers in providing on-site assistance to the management team. The HMG Neighborhood may contract also contract with an asset management service provider to provide accounting and financial book-keeping services for the the homeowners association. Other services the asset manager could provide include maintaining bank accounts, collect rents and dues, pay community expenses, file tax returns, and provide financial reporting. Coordinated Community Life of Outreach and Service The HMG Neighborhood is served by staff members who work with residents to coordinate community life and neighborhood services. Community Life staff provides internal supportive administration services for the HMG Neighborhood community life. This administrative support focuses on the areas of community life planning, special events, and other resident-life issues. It coordinates community wide events such as common meals, service days, and neighborhood meetings. Community Life staff provides opportunities for spiritual development and pastoring of the community, as well as coordinating resident volunteers in providing on-site assistance to the HMG Neighborhood. Neighborhood Services staff may serve to coordinate with local government, business, civic organizations, churches, ministries and other neighborhood groups. It coordinates external service days and evangelism and outreach opportunities. Neighborhood Services staff may also run any on-site programs available to the wider community, such as computer learning labs, day-care centers and job training programs. Neighborhood Services would work with resident volunteers in providing these services to the HMG Neighborhood and the wider community. |
